Website launch: set up your lead capture surfaces

A website’s job is not traffic; it is capture. Every visitor who arrives, browses, and leaves without an identity or an enquiry is a lead you paid for — in ad dollars or in effort — and did not collect. Before launch, walk each surface below and confirm it works. Most are wired out of the box; your job is placement, review, and one test.

The ambient surfaces: accounts and alerts

The quietest capture is the most productive: a visitor creates an account to save a search or favourite a home, and from then on listing alerts email them when new matches hit the market. No sales conversation, no form anxiety — just a reason to hand you an email address and keep coming back. These surfaces run automatically; your task is simply to know they exist so you mention them (“save the search and my site will watch the market for you”) in every buyer conversation.

The VOW gate belongs in the same family. Sold data displays only to registered, signed-in visitors — a licensing rule that doubles as your strongest registration driver, because sold prices are the thing serious buyers and sellers most want. If you filed VOW in the board lesson, this gate is already earning you registrations.

The intent surfaces: enquiries, tours, valuations

Three surfaces catch visitors at the moment of intent. The listing enquiry form sits on every property page. Tour booking lets a visitor request a showing at a concrete time — a stronger signal than “more info,” so treat those requests as hot. And the home valuation page is your seller funnel: it exists on your site, but it only produces if people can find it. Put it in your main navigation and link it from your homepage; a buried valuation page is the most common wasted asset we see on agent sites.

If a visitor signs in and starts a conversation from a listing page, visitor chat threads it straight to you — answer those with the urgency of a phone call, because that is what they are.

Where it all lands

Every surface feeds one place: your CRM. Leads arrive with context — which listing, which page — you get notified immediately, and each contact accrues a behaviour timeline as they keep using your site. One setup task deserves attention here: your account seeds a visitor welcome nurture plan in draft, and nothing sends until you review it and switch it on. Read the emails it would send, edit what does not sound like you, then enable it — automated follow-up you have never read is a risk; automated follow-up you have approved is leverage. The full catalogue of form behaviour lives at lead capture forms.

What done looks like

One end-to-end test: open your site in a private browser window, submit an enquiry on a listing as a fake buyer, and confirm three things — the lead appears in your CRM, the notification reached you, and the confirmation the “buyer” received reads properly. Five minutes, and it is the difference between believing your capture works and knowing it does.

The mistake that costs the most

Launching without the test. A broken or unnoticed capture path fails silently — the site looks fine while leads evaporate — and you can lose weeks before noticing. The test lead is the last line of the pre-launch checklist for a reason.

Frequently asked questions

Do I need every capture surface live at launch?

The listing enquiry form, visitor accounts with alerts, and the VOW gate come wired; your real launch tasks are the valuation page's placement, reviewing your nurture plan, and the test lead. Do those three and you are covered — refinement can come later.

What actually happens when a lead comes in?

The lead lands in your CRM with the listing and page context attached, you are notified immediately, and the contact's behaviour on your site keeps accruing to their timeline from that point on. Nurture emails send only if you have reviewed and switched a plan on.
