In Canada in 2026, a realtor website costs roughly $70 to $350 per month on a hosted platform’s website-focused plans, with lead-generation-inclusive bundles and brokerage tiers running to $1,000 a month, $3,000 to $10,000 up front for a semi-custom agency build plus ongoing hosting and feed fees, or five figures for a fully custom site. BrokerFold sits in the first band: $89 to $999 CAD per month depending on plan, with the website, TRREB listings, and the CRM in one price. The honest answer to “what should I pay” depends on whether you need MLS data, a CRM, and design flexibility, so this page breaks down all three bands with sourced numbers.
The three price bands (CAD)
Most Canadian agents land in the monthly-platform band, because it is the only band where MLS data, hosting, and compliance are someone else’s job. Here is the market as it actually prices today, by provider shape rather than by brand (bands reflect providers’ published rates and industry figures as checked July 26, 2026):
| Option | Typical cost | What you get | Watch for |
|---|---|---|---|
| Canadian website-focused platforms | ~$70–$150/mo CAD | Website + MLS search | Board data fees often billed on top |
| BrokerFold | $89–$999/mo | Website + TRREB IDX/VOW + CRM | Additional boards $25/mo each |
| Ads-inclusive platform bundles | ~$250–$1,000/mo | Website + CRM + managed lead-gen ads | Setup fees; ad spend billed on top |
| Premium design brands | Quote-only; typically USD with four-figure setup fees | Custom-designed site | USD billing, annual contracts |
| Local agency build | $3,000–$10,000 up front | One-off custom design | Feed, hosting, and updates are extra |
| Full custom | $15,000+ | Anything you can specify | You own the maintenance forever |
(The bottom two rows are build costs, not subscriptions — that ledger has its own page with the full 2026 bands and the questions that expose a quote’s real scope: how much a custom real estate website costs.)
Two things stand out when you put the market in one table. First, Canadian platforms are cheap relative to the premium US shapes once you convert currencies. Second, the sticker prices are not comparable line for line: some include a CRM, some include lead generation spend, and some are website-only.
What actually drives the price
Four factors explain almost every price difference between providers, so check each one before comparing sticker prices.
- The listing feed. A site with no MLS data is a brochure and can be nearly free. IDX (active listings) adds board paperwork and data infrastructure. VOW (sold prices and off-market data behind a login) adds real compliance machinery. Vendors price this ladder accordingly, and some bill board data fees separately.
- Whether a CRM is included. A website that captures leads into a spreadsheet is cheaper than one that routes, nurtures, and tracks them. If the platform has no CRM you will buy one anyway, so add that to the comparison. Our Canadian CRM guide covers what that half of the stack has to do to earn its price.
- Design flexibility. Template-only is cheapest, template-plus-editor is the middle, custom design is the top band. Be honest about how much custom design changes your closing rate versus how much it changes how the site feels to you.
- Contract shape. Month-to-month platforms carry no exit cost. Annual contracts and setup fees move risk onto you, which is fine only if the product is proven to you first.
What BrokerFold costs, exactly
We publish our pricing because we think quote-only pricing in this market mostly exists to enable discriminatory quoting. Every plan includes the website with your board’s listings, sold-price search under VOW rules, the visual editor and all templates, a custom domain, the BrokerFold CRM, and daily backups:
- Solo Agent — $89/month. One agent, the full system.
- Top Producer — $199/month. Adds behavioural lead intelligence, the nurture autopilot, and contact import with CASL consent stamping.
- Team — $449/month. Everything in Top Producer for 10 seats, plus shared pipeline, lead routing, and roles.
- Brokerage — from $999/month. 25 seats included, white-glove onboarding, API access.
One MLS board (TRREB) is included; additional boards are $25 per month each as we connect new boards. There is a 14-day free trial with no credit card, and you can see everything the price includes on the pricing page.
Monthly platform or upfront build: the five-year math
A $5,000 agency build feels like ownership, but over five years the comparison is closer than it looks. Add hosting ($20 to $50 per month), an IDX feed integration ($50 to $100 per month where available), a CRM ($50 to $100 per month), and periodic design refreshes, and the “one-time” build typically crosses $15,000 to $20,000 while the platform route lands between $5,000 and $15,000 with zero maintenance risk. The build wins only when you genuinely need something no platform does, and you have someone accountable for keeping it alive. If you are mid-decision, our guide to who owns your website when you leave a platform covers the ownership half of that trade.
How to compare quotes properly
Ask every vendor the same five questions and normalize to a first-year all-in number: What is the total first-year cost including setup, data, and taxes? Which MLS boards are included and what do extra boards cost? Is a CRM included, and if not, what does yours integrate with? What is the contract term and the exit process? Who owns the domain, the content, and the data when you leave? The last question matters more than any price on this page, which is why we wrote a whole guide on switching providers without losing your SEO.
Market bands on this page were compiled from providers’ public pricing pages on July 26, 2026 and are re-checked quarterly. Currencies are CAD unless marked.
Frequently asked questions
What hidden fees should I watch for?
The recurring ones: board data fees billed on top of the platform fee, setup fees of $500 to $5,000 on agency and premium builds, per-seat charges as your team grows, and lead-generation ad management billed separately from the website. Ask for the all-in first-year number in writing before you sign anything.
Is IDX included in the monthly price?
Not always. Some Canadian platforms include your board's listing feed in the base price, others bill a separate data or IDX fee that varies by board. BrokerFold includes one MLS board (TRREB) in every plan, with additional boards at $25 per month each as we connect new boards.
Is a cheap website actually cheaper over five years?
Compare total cost of ownership, not sticker price. A $3,000 semi-custom build plus hosting, feed fees, and a separate CRM often crosses $15,000 over five years, and you still own the maintenance problem. A monthly platform at $100 to $200 all-in lands in the same range with the maintenance, hosting, and updates included.
