A detached family home at dusk — the kind of listing a working realtor website exists to showcase

Most realtor websites are business cards: a headshot, a bio, a contact form, and no reason for anyone to come back. The other kind — the kind that earns repeat visits — answers the questions your market actually has. What’s for sale right now. What did that one go for. What’s my place worth. BrokerFold builds the second kind, and this page lays out exactly what you get, how the build runs, and what it costs.

What’s included

Every BrokerFold site ships the full stack, not a base tier with the useful parts sold back to you:

  • A designed template. You choose from a gallery of professionally designed templates and adjust everything in a visual editor built for people who sell houses, not people who write CSS.
  • Your board’s listings, minutes fresh. We run direct feed infrastructure — for TRREB that means live production sync today, with status changes propagating on a minutes scale. Listing photos are mirrored to our own CDN and converted to fast formats; no page on your site ever hot-links a board server.
  • Sold data behind a registration wall. The VOW layer — sold and leased prices, listing history — renders for signed-in visitors, with the compliance mechanics (click-wrap terms, password expiry, blurred previews for anonymous visitors) enforced automatically.
  • A CRM that watches the site. Every registration and lead lands in BrokerFold CRM with the visitor’s listing activity attached — what they viewed, favourited, and searched. This is the part separate website vendors cannot give you.
  • The plumbing. Hosting, SSL, CDN, lead forms, map search, neighbourhood pages, and a custom domain — included on every plan.

Deliverables at launch

Concretely, launch day looks like this: your site live on your own domain, branded and edited to your taste; listings flowing under your board agreement; the sold-data gate armed; lead forms and the registration wall feeding the CRM; automated nurture plans staged and waiting for your review before anything sends. From there the site maintains itself — data sync, image processing, and compliance rules run without you.

Design without a designer

The visual editor assumes taste, not training. Sections rearrange as blocks; colours and type stay inside a brand kit so pages can’t drift off-palette; photos upload and crop in place. Guardrails do the compliance thinking — the platform refuses vendor photo URLs in page content outright, so an innocent paste can’t create a board violation. Templates are designed compositions, not themes stitched from a marketplace, and every one runs the identical listings, VOW, and CRM machinery underneath, so picking a look never changes what the site can do.

How the build runs

  1. Start the free trial. Fourteen days, no credit card.
  2. Pick a template and brand it. Colours, headshot, logo, copy — the onboarding takes minutes, and you can preview everything against sample data before your feed is live.
  3. Sign the board paperwork. We initiate and authorize the vendor side of your IDX/VOW agreements; your broker of record approves. Telling your broker it’s coming is the single best accelerator.
  4. Publish. Listings switch from sample data to your live feed the moment the board clears you.

What it costs

Plans are published, in CAD, month to month: Solo Agent at $89, Top Producer at $199, Team at $449 with five seats included, and Brokerage from $999 with twelve. No setup fees, no mandatory ad spend, no annual contract. The full matrix is on pricing — the point is that the price is on the page, not behind a sales call.

What staying live looks like

There is no maintenance contract because there is no maintenance for you to do. Feeds sync around the clock; photo processing and compliance mechanics run at the platform layer; when boards revise display requirements — a recurring fact of MLS® life — the change ships platform-wide rather than as a work order against your site. Your part is the part only you can do: content, pricing conversations, and answering the leads.

Who this is for

A realtor website like this earns its keep for agents whose clients ask sold-price questions — that is the registration engine — and for anyone tired of paying separately for a website, an IDX add-on, and a CRM that never quite sync. If all you want is a static brochure with your face on it, a generic site builder is genuinely cheaper; we would rather say that plainly than sell you infrastructure you won’t use. When you want the site to feed a pipeline, pair it with realtor lead generation — the site is the asset those programs build on.

Where we run today

Honest coverage matters more than a long logo wall. TRREB — the Toronto region — runs in production now, on direct feed agreements as a registered vendor. For Vancouver, the integration covers the shared tri-board system (GVR alongside Fraser Valley and Chilliwack & District), stricter VOW rules and per-field display licensing included, and production approval is underway. Boards beyond those activate on the same infrastructure as we expand; we don’t claim markets we don’t serve yet.

The one-system argument

You can assemble a stack from three vendors: a site here, listing widgets there, a CRM somewhere else. Every seam costs you — listing behaviour that never reaches the CRM, leads that arrive late, three logins and three invoices. Because BrokerFold is one system, a captured lead is in the CRM in the same transaction, and the first automated touch can go out while the visitor is still on your site. That is the practical difference between a website you have and a website that works.

Frequently asked questions

Do I need my own board membership to show listings?

Yes. Listings display always runs through your own board data agreements — that is how every board licenses IDX and VOW. We are the registered technology vendor on the paperwork and we initiate it for you; your broker of record approves it. You never touch a feed or a server.

How long until my site is live?

The site itself is live the day you start: pick a template, apply your brand, publish. Board listings appear once your data paperwork clears, which typically takes days to a couple of weeks and is almost entirely human approval time, not technical time.

Can I use a domain I already own?

Yes. Every plan includes a custom domain connection, and the setup is records-only — you keep your registrar, your email stays untouched, and we walk you through the exact DNS entries.

What happens to my site and data if I cancel?

Plans are month to month. If you cancel, your site comes down at the end of the paid period and your data — contacts, leads, pages, media — is held for 90 days and exportable from the dashboard the whole time. Nothing is hostage.
