A realtor template earns the word “Canadian” below its surface. The layouts on this page of the market look like layouts anywhere — what differs is everything the layout must plug into: board data with Canadian licensing attached, MLS® display obligations, sold-price rules that vary by province, and an anti-spam law with real teeth. We build and run templates for Canadian agents, so here is the honest checklist of what a Canada-ready template includes — and what a generic theme leaves for you to discover mid-project.
The feed is the first Canadian fact
Canadian listing data comes from real estate boards under signed agreements, not from an open tap. A template that cannot render a board feed is a brochure with rooms drawn on it. Our templates all sit on one shared data plane: TRREB runs live in production today, the Greater Vancouver tri-board integration is built and awaiting production approval, and further boards are in application. The practical benefit of that architecture is boring in the best way — choosing a design never constrains which market you can serve, and a board added later lights up under whatever template you already run. The general craft of template shopping is covered in realtor website templates; this page is the Canadian layer on top of it.
Display rules are design constraints
Canadian boards attach conditions to showing their data: the MLS® marks used correctly, listing attribution and brokerage identity present, board disclaimers in the right places, data freshness maintained. On a generic theme these are your problem — a footer you remember to edit, a disclaimer you paste per page. On a Canada-built template they are rendered by the platform from the board relationship itself, so the right attribution and the right disclaimer text appear because your site serves that board’s data, not because someone remembered. The provincial specifics differ enough to have their own pages: realtor websites Ontario and realtor websites BC.
Sold data separates the markets
Nothing marks the Canada/US template gap like sold prices. Canadian sold data displays under VOW rules — behind a real sign-in, with audit obligations and password-expiry windows that differ by board. A template built for this treats the sold experience as a designed surface: the gate, the account flow, and the sold pages all belong to the theme rather than interrupting it. A template built without it can never show sold data compliantly, no matter how it is styled — and sold-data pages are among the strongest traffic and registration drivers a Canadian agent site has.
Capture that respects CASL
Every template is ultimately a lead-capture machine, and in Canada the capture side answers to CASL. Canada-ready forms record express consent properly, keep marketing checkboxes honest, and pass what they capture into a CRM that stores the consent trail — because proof matters years later, not at the moment of signup. If you are unsure where your current forms stand, the CASL compliance checker is a five-minute audit. On our templates the consent plumbing is shared platform machinery; the design layer just decides how the form looks.
Judging the gallery
With the Canadian layer understood, the design choice itself gets easier. Browse the template gallery the way a visitor would — every design runs as a live demo carrying labelled sample listings, so you can search, open detail pages, and feel the pace on a phone before deciding. Warm portal, editorial luxury, data-forward, night palette: the register is preference. The Canadian machinery underneath is not, and it is the half of the decision a screenshot will never show you.
Frequently asked questions
Can I use an American real estate theme in Canada?
As a design file, yes; as a working site, rarely. US themes assume US data plumbing and US display conventions. Canadian board feeds, MLS® trademark and attribution requirements, gated sold data, and CASL consent on forms all have to be added — which usually costs more than the theme saved.
Which boards do BrokerFold templates work with today?
Every template runs on the same data plane. TRREB is live in production, and the Greater Vancouver tri-board integration is built with production approval in progress. Further Canadian boards are in application — the template layer never changes as coverage grows.
Do the templates handle sold data legally?
Yes — sold and off-market data render only behind the compliant sign-in flow the boards require, with password-expiry rules enforced per board. The gate ships with the platform; it is not something you configure or could accidentally remove.
