A sold sign — the data behind it is what a VOW gate unlocks

The sold data gate is the mechanism that lets your website legally show sold prices and off-market history: sold content stays locked behind a free registered account with click-wrapped terms, exactly as board VOW rules require — and every registration it produces is a high-intent lead in your CRM. It is simultaneously a compliance obligation and the strongest lead-capture device in Canadian real estate.

What the visitor experiences

Anonymous visitors browse your active listings freely. The moment they reach sold territory — the sold tab, a sold detail page, a price history, sold-derived market figures — they meet the wall: a locked card with a blurred photo preview and a prompt to create a free account. Registration is quick, the terms acceptance is the click-wrap the boards require, and the sold layer opens in full immediately after. The gate appears exactly where curiosity peaks, which is why it converts; the mechanics of that funnel are the subject of VOW registration lead capture.

Enforcement that survives scrutiny

Plenty of sites fake a gate with a CSS blur over data that is sitting in the page source. BrokerFold’s gate is enforced in the data plane:

  • Redaction is server-side. Locked responses simply do not contain the restricted values. The blur and lock UI are presentation on top of already-redacted data — nothing to reveal in developer tools.
  • The blurred image is its own file. Locked sold listings serve a purpose-built blurred preview derivative, never the real photo with an effect applied.
  • Passwords expire on the board’s clock. VOW terms cap password validity — 90 days under TRREB’s rules, with stricter boards supported — and the platform derives expiry at the access gate on every request. Renewal is a self-serve emailed-code flow; a lapsed password re-locks sold data without destroying the account.
  • Access is logged. Sold-data access rides an append-only audit trail, part of the record-keeping posture VOW agreements expect.

What the gate feeds in the CRM

Every registration mints a visitor account and a CRM contact, linked from the first click. Consent is captured the legally correct way: the terms acceptance records implied consent from the inquiry relationship, while express marketing consent comes only from its own unbundled checkbox — a distinction the platform treats as law, because it is.

From registration onward, the lead’s sold-side behaviour is signal: which sold listings they study, which streets they price, how often they return. A contact repeatedly checking sold prices on one block is either buying into it or selling on it — and their timeline says which conversation to open with.

The honest trade

You give visitors real value — the sold data they would otherwise hunt across portals — and the gate converts that value into identified, consented, behaviour-rich leads on your own domain. That is the VOW bargain, and the gate is the machinery that keeps it both effective and legal — enforced by the platform so you never have to think about it again.

Frequently asked questions

Why can't sold prices just be public on my website?

Board VOW rules require sold and off-market data to sit behind a registered account with accepted terms — that is what makes displaying it legal at all. The gate is the licence condition, and BrokerFold enforces it so your site can carry sold data without compliance risk.

Doesn't a registration wall scare visitors away?

It filters rather than scares. Casual browsers stay anonymous on active listings; the people who register to see sold prices are the ones seriously trying to price a purchase or a sale — which is why VOW registration converts serious intent at a rate no contact form matches.
