A close look at a budget spreadsheet where the monthly line items add up

A real estate team website in Canada is priced less by the website than by what surrounds it: seats for your agents, MLS® data serving, lead capture wired into a CRM, and the marketing spend that fills it. Sticker prices for the site alone range from platform subscriptions in the low hundreds monthly to custom builds quoted in the tens of thousands — but comparing those numbers without the full stack is how teams end up buying twice. The useful exercise is itemizing the whole cost of being findable, credible and responsive online, then pricing the alternatives against that list.

What drives team pricing specifically

Four multipliers separate a team’s costs from a solo agent’s website math. Seats: every agent needs a routable identity in the CRM behind the site, and per-seat fees are where vendor pricing quietly scales. Data scope: a team spanning markets may need more than one board’s feed served compliantly, with VOW sold-data access gated the way each board requires. Lead volume: teams buy or generate leads at volumes where capture leaks and slow routing have a measurable monthly price. Brand surface: agent profiles, listing pages, community pages and landing pages for ad campaigns — content that either ships with the platform or gets billed by the page at agency rates.

The cost stack, itemized

Budget in five lines. The platform subscription — site, hosting, listings, CRM — is the anchor. Seats beyond the included count. Domain and email — trivial dollars, but own the domain yourself; it’s the asset your ads and SEO accrue to. Board-side costs — membership and any feed paperwork run through your brokerage and are never part of a vendor’s subscription, whatever the sales call implies. And growth spend: ads management and SEO content, which are services, not software, and should be priced as such. Anything quoted as one bundled mystery number deserves the follow-up question: which line does what, and which lines survive if we leave? Total the stack over 24 months rather than comparing month one — setup fees amortize, per-seat charges compound, and the ranking of two quotes routinely flips between those two views.

BrokerFold’s published numbers

Our pricing is public and in Canadian dollars, so the math is checkable: platform plans run from $89 to $999 CAD monthly, the Team tier carries five included seats and Brokerage carries twelve, and additional agents are $70 monthly apiece — details and the current grid live on pricing, and the trade-offs of seat counts on team CRM seats. Growth services are priced separately and transparently: SEO engagements are one-time page builds at 10, 35, 75 or 150 pages, and Google Ads management is 10% of your ad budget with a $350 monthly floor, reaching $1,000 at $10k of spend, with landing pages and tracking riding the platform you already have. TRREB data runs in production today; our GVR tri-board support is built, with production approval in progress.

Where teams overspend

The recurring mistakes are consistent enough to list. Paying agency rates for a custom build whose MLS integration then becomes a permanent maintenance contract. Running a website from one vendor and a CRM from another, then paying monthly for the middleware that half-connects them. Buying leads before the site can capture and route the ones it already gets. And renting a domain or content that lives in a vendor’s account, which converts every future switching decision into a ransom negotiation. A team website is infrastructure; the cheapest version is the one you cost out completely, once, and own.

Frequently asked questions

Does every agent on the team need their own website?

Usually not. One strong team site with agent profiles concentrates your SEO authority, your lead capture and your brand in one place; ten thin personal sites split all three. The exception is an agent running a genuinely distinct farm or language market, where a dedicated site can earn its keep.

Are MLS data feed costs included in website pricing?

Platform pricing covers serving the data; the board relationship itself is yours. Board and feed paperwork runs through your brokerage and board membership, and any fees a board charges its members are separate from what any website vendor bills. Ask both questions explicitly when comparing quotes.

What does a custom-built team site cost by comparison?

Custom agency builds are typically quoted in the tens of thousands up front, plus ongoing maintenance, plus the MLS integration as its own line — and the integration is where custom builds most often go wrong in Canada. Our custom website cost page breaks that path down honestly if you're weighing it.
