Advertising dashboard of the kind lead sellers run behind the scenes — packaged clicks become the leads you buy

You can buy real estate leads in Canada from roughly $20 per buyer lead to $500 and up for an exclusive seller lead in a major metro, and almost nothing published about them is neutral: the SERP for this exact phrase is seller microsites and classified ads. This page is the criteria-driven version — what each package type contains, what “exclusive” and “guaranteed” are defined as in the fine print, sourced going rates with a survey date, and the twelve-month arithmetic that decides whether buying or owning your pipeline wins. We sell the owned-pipeline side, so read our math as an argument you can check, not a verdict.

Going rates in 2026, sourced

We surveyed the published rate cards and advertised offers of Canadian lead-selling services in July 2026. Bands below are what sellers state publicly; individual quotes vary by metro and package.

What you are buying Surveyed range (CAD, 2026-07) The catch inside the number
Buyer leads, shared or lightly filtered $20–75 each Cold registrations from ads or listing funnels; long nurture before any transaction
Seller leads $50–200+ each Usually a valuation-funnel registration, not a listing appointment
“Exclusive” metro leads $200–500+ each Exclusivity is a contract term, not a fact of nature — see below
Territory subscriptions Packages advertised from $849/month for 20–40 monthly leads (realestateleads.ca, accessed 2026-07-26) Volume is guaranteed; intent and consent quality are not
US-style blended programs US mills report $416–480 blended cost per lead The number that shows up after ad costs, not the sticker price

Two rules keep the table honest. Every figure carries its survey date, because rate cards move. And per-lead price is a decoy: the only number that pays your brokerage bill is cost per closing, which multiplies price by your real conversion rate on that source — arithmetic we walk through in how much leads cost in Canada.

What “exclusive” and “guaranteed” actually mean

The two power words of every lead package are defined in the contract, not the ad.

Exclusive ranges from the strong meaning — this inquiry is delivered to you and no other agent, ever — to the weak one: your territory has one subscriber while the same consumer, who filled in three portals and two valuation funnels the same evening, is being worked by four other agents legitimately. Both are sold under the same word. Ask which one you are buying, in writing.

Guaranteed almost always modifies volume, not quality. Twenty to forty guaranteed leads means the ads will produce that many registrations, or the seller will top you up with more of the same. It does not mean pre-qualified, transaction-ready, or even reachable by phone. A guarantee of quantity paired with silence on replacement policy, contact accuracy, and refund terms is the pattern to notice.

Before signing anything, get the seller’s answers on source (where the leads originate), exclusivity as defined above, replacement policy for junk contacts, contract term and auto-renewal, and how consent for follow-up was captured. That last one is not paperwork trivia: your emails to a purchased contact are sent under Canada’s anti-spam law, and consent recorded for someone else’s marketing rarely transfers to yours — the short answer lives in can I email leads under CASL.

Why cheap leads cost more

The cheapest leads in the market are cheap because the seller’s cost to manufacture them is low: broad ads pointed at a generic funnel, or resold registrations that have already been worked. Price tracks intent. A $25 buyer lead who registered to see photos converts at a rate that makes a $250 exclusive valuation lead look inexpensive per closing, and the hours you spend dialing unreachable numbers are a cost the invoice never shows. Cheap also concentrates churn risk: low-priced programs survive on volume and auto-renewal, not on your renewal being earned. If a budget matters — and it should — spend it on fewer, better-sourced leads, or on capture you own.

Buying leads in Alberta and BC

The mechanics travel: the same package types, the same contract questions, and the same CASL rules apply from Vancouver to Calgary to Halifax, and the national sellers quote all of them. What changes is price pressure — Vancouver and the Lower Mainland price at or above Toronto levels for seller leads, Calgary and Edmonton typically below the $200+ exclusive band — and board data access for the website side of your follow-up, which runs board by board. Our platform currently operates TRREB’s live feed, so Ontario agents get the full owned-pipeline stack today; the buying-side guidance on this page is national.

The 12-month math: buying versus owning

Take a middle-of-the-road program: $500 per month for shared buyer leads. Over a year that is $6,000, and on cancellation day the pipeline it fed goes quiet, because the asset was always the seller’s ad account. The owned alternative prices differently: a BrokerFold site runs from $89 CAD per month ($1,068 per year, published on our pricing page), captures unlimited leads under your own brand, and every registration, saved search, and consent record accumulates in a database you keep. Month one favours the bought leads — an owned site ramps while ads deliver immediately. Month twelve rarely does, and month twenty-four almost never: one channel compounds and one resets to zero the day you stop paying. The full argument, with the failure modes of each path, is our buy or generate answer, and the honest hybrid — buy a bridge while the owned channel matures — is often the right first year.

If you do buy, buy like a professional: a 90-day sample, tracked to closings in a CRM, against a written exclusivity definition — the vendor landscape is mapped in lead generation companies in Canada. If you build, build on ground you own. Either way, the pipeline should end up yours.

Frequently asked questions

Are bought real estate leads worth it in Canada?

They can be, as a bridge: money buys volume this month while an owned channel matures. They are rarely worth it as a permanent plan, because the price never falls, the lead quality never compounds, and cancellation resets the pipeline to zero. Run the cost-per-closing math on a 90-day sample before renewing anything.

What does a real estate lead cost in Canada right now?

From our 2026-07 survey of published Canadian rate cards: buyer leads roughly $20 to $75 each, seller leads $50 to $200 or more, and exclusive metro leads $200 to $500 and up. Subscription packages hide the same arithmetic inside a monthly fee — divide the fee by delivered leads before comparing.

Can I email leads I bought under CASL?

Only when consent was properly captured and actually transfers with the lead, which is the exception rather than the rule. Consent recorded for one company's marketing does not automatically become consent for yours. Ask the seller for the consent language and records before sending a single commercial email.
