New homes under construction — inventory that sells before the MLS ever lists it

Pre-construction leads in Ontario are generated with authored project pages, registration-gated launch content, and a nurture list built for a years-long cycle — not with an MLS® feed, because precon inventory is sold through builder allocations and never arrives as listings. The channel works, and it is also where real estate advertising claims get riskiest, so the honest version of the playbook has two halves: capture mechanics and claim discipline.

Project pages are the capture surface

The page that generates the lead is one you write yourself: a project page with the location story, floor-plan and deposit-structure content, timelines as the builder publishes them, and a registration form that lands in your CRM with the project recorded as the source. Generic “join my VIP list” forms underperform because they ask for trust before offering anything; a substantive project page earns the registration by being the best public write-up of that launch. The pattern — and how the form, source stamp, and instant reply fit together — is the same one our buyer lead landing pages use, applied per project. Build one per launch you genuinely work, and keep a library: old project pages keep ranking and keep registering buyers for the next one.

Early access is a claim, and claims have rules

“Platinum access,” guaranteed allocations, and projected returns are the three phrases that should slow you down. Ontario advertising rules require accuracy: if you hold first-round allocation on a project, saying so precisely is fine; implying tiered insider access you do not actually have is the kind of misleading claim regulators and brokerages both act on. Investment-return projections are worse — you are marketing a future resale market nobody can promise, so keep return language qualitative and push the numbers conversation into an actual advisory meeting. Incentives and rebate offers carry their own disclosure rules, covered in contests and incentives in Ontario. The compliant version costs you nothing in conversion. Buyers registering for a launch want floor plans and honest timelines, not superlatives. (General information, not legal advice — run claim language past your broker of record.)

The list is the business

A precon registrant is worth years of attention, which makes consent the load-bearing detail. Capture it properly at the form — an unchecked, clearly worded opt-in, recorded with date and source — because everything that makes the niche profitable happens by email afterward: launch announcements, allocation windows, construction-milestone check-ins, occupancy and closing reminders, and eventually the lease or resale conversation. The rules for that sending are covered in emailing leads under CASL, and the mechanics — sequences that run for years without you driving them by hand — are what nurture plans exist for. Most agents lose precon clients not at the sale but in the silent years after deposit; the follow-up cadence is the moat.

Resale data closes the credibility gap

Every serious precon conversation ends in a resale question: what do comparable built units trade for, what do they rent for, and what does that say about this launch’s pricing? A website that pairs project pages with live resale search — and registration-gated sold data where your VOW access allows — answers those questions credibly on the spot, which is exactly the setup described on our pre-construction agents page. Renderings generate registrations; data closes appointments. GTA precon buyers are disproportionately investors, and investors respond to an agent whose site can show the exit, not just the entrance.

What to build first

Start with one project page for a launch you have real access to, wire the form to your CRM with consent captured, and write the first year of the nurture sequence before you spend a dollar on traffic. Then add paid: precon is one of the few niches where ad spend against a specific project name converts well, because searcher intent is unambiguous. Scale by repetition — a new page per launch, the library compounding — rather than by inflating claims on one page. The agents who last in this niche are boringly accurate and relentlessly present; the website’s job is to make both scalable.

Frequently asked questions

Do pre-construction leads come from the MLS side of my website?

Rarely as a first touch. Precon inventory is sold through builder allocations, not the MLS® feed, so the capturing surface is a project page you author, with a registration form behind it. The MLS side earns its keep later, when the same client asks what comparable resale units trade and rent for.

Can I advertise that I have VIP or platinum access to a project?

Only if the claim is literally true for you, on that project, right now — access claims are advertising, and Ontario advertising rules require accuracy and prohibit misleading statements. Describe the access you actually hold and how the allocation works. If you are relaying another agent's access, say so.

How long does a precon lead take to convert?

Think in years, not weekends. A registrant may buy at the next launch, or two launches later, and the deal itself then runs years from deposit to closing. The agents who dominate the niche are simply the ones still in the inbox — usefully, with consent — when the buying moment arrives.
